Calculate average of every nth Cell in Excel when data is a percentage

Hello--

I have looked at many blogs, forums, etc and cannot seem to get any of the suggested formulas to work. I have a report that I update weekly. One of the lines has the closing ratio, reflected as a percentage. What I need to do is calculate the average of all the closing ratios and be able to update that formula on a weekly basis to reflect the new data. I am including a sample report. So, the closing ratio can be seen in cells C23:K23, C36:K23, etc. I would need to calculate the average of C23, C36, and so on...then D23, D36, etc.

Any help would be greatly appreciated!

Maybe,

N6: =AVERAGEIF($B$20:$B$538,"Closing Ratio",C$20:C$538)

and copy to the right.

Maybe with averageifs formula? I used the following in N6 and copied across to U6...
