    Calculating IRR & NPV

    Hi there

    I need help with calculating the IRR & NPV of hypothetical investments. I created a schedule with different variables (in blue) but I am unsure how to generate these two values.

    My main problem is that the cash flows are monthly not annual.
    Also, the cells that contain the cash flows are not fixed and are dependent on when the investment begins & ends.
    Please see attached.
