Yearly Rent Escalation for multiple properties - variable start dates

First thank you for any help you can provide. The problem I am facing is a formula for adding a rent escalation to multiple properties. In the attached sheet i need to have the ability to input a lease start date, end date, and rent escalation date for when the escalation is to begin. I have tried for hours and have had 0 luck, I may have it setup wrong or not in a way that allows me to accomplish this. Looking for any help with modifications/additions to current formula/layout or any way that would be the best way to accomplish this! Really appreciate the help everyone.
