Substitute/Replace Then Extract

Hi All! First time post here. I'm in need of help with a substitute and extract formula. Please see below:

Original Text: (Cell - A1)

website.com/page/?oid=20&affid=18&sub2=law%20firm%20leads%20perfect&gclid=CjwKCAjwqpP2BRBTEiwAfpiD-zTJceJOTTrBUiTpANk46O3pk5j_EOInxuDItgVbZnqh7MRvBCahLhoCifMQAvD_BwE

Desired Output:

law firm leads

Initial Thoughts:

Substitute the 3rd "=" with unique character "^^"
Substitute the 3rd "&" with unique character "^^"
Substitute text "%20" with blank space " "
Then extract the phrase law firm leads between the two "^^" characters

I'm just having trouble writing this as an all in one formula.
