If Blank, Blank. If not blank =?

In cell K18 I have this formula

However I want K18 to remain blank (it currently shows Operating Costs'!$X$6) until there is text in E18, I have tried to do it with IF & ISTEXT but must be missing something
or it can't be done. Grateful for any help. T.I.A.
