    Excel Conditional Median

    I am trying to determine the median value (by month) of existing home sales (meaning not new construction). I have attached a sample sheet.
    The formula I'm using is resulting in a zero value (not an error). It is incorrect. The problem I'm having is adding the condition of "no new construction." I can solve for the median value of all homes, but when I exclude new homes, the result is incorrect. What am I doing wrong? I think I'm close ...

    The formula that's not working: =MEDIAN(IF(NewCon="No",1)*IF(DATE(YEAR(Closing_Date),MONTH(Closing_Date),1)=$B29,SP))

    Disregard, I found my answer: =MEDIAN(IF(DATE(YEAR(Closing_Date),MONTH(Closing_Date),1)*(NewCon="No")=$B29,SP))
