    Gives zero instead of blank on using formula

    What is I want to know is that, when above formula is used wherever,there is blank cell in source workbook here in formula referred as 'Template' worksheet ,it gives me zero instead of blank ?

    Can this be modified slightly to avoid getting zero thru formula itself.
