    formula to return payment to yield desired IRR

    Trying to develop a formula to return the payment amount necessary to return a desired IRR. For example, if I purchase an asset for to lease for 5 years, what payment should I charge to yield an IRR of 10%? I tried the =PMT function which gets close but not equal when I check it with the =IRR function.

    have you tried the MIRR function?
