FIND function and spaces

is entered in A2 returns 5

don't quite get that. I would have thought it would return 4. There aren't any leading spaces I can see, but at least it returns something.

When I input

it returns a VALUE# error.

I assume it is having trouble dealing with the spaces but I'm not sure why.

duh. solved my own problem. the 5 was from an extra space between the number and the street. now I need some quick code for combing out double spaces.

You can try possibly:

FIND("benefit",TRIM(A2))

or

FIND("benefit",CLEAN(A2))


also note that FIND is case sensititve... SEARCH is the non-case sensitive alternative.
