IRR (Internal rate of return) calculation

    Dear Friends,

I am facing "#Num!" error for "IRR Formula" when I am changing values in the excel sheet.

IRR is calculated over number of installments, 1st cell containing the -ve (out flow) value, rest of the cell containing +values(Incomming). These values are formula generated.

When some of incomming values are 0, I could see this error when number of installments are more than 20.

Maximum no of installments be 360.

    Exel example attached.

    Test:

Set "No of Installments" any thing between 27 to 360 then IRR should be valid.

Kindly let me know what could be the issue.
