What is wrong with this formula....ends with result "#VALUE"....

What is wrong with the following formula, the formula ends with '#VALUE" instead of the desired result. Pleas help.

Try:

=IF(D33="Reinspection","re",IF(D33="Renewal / Annual","renewal / annual",IF(D33="Surveillance","surveillance",IF(D33="Unannounced","unannounced",IF(D33="First Inspection","first","")))))

You don't need all the 'value if false' arguments as the next nested IF statement is that argument.
