Offset Formula Error

Hi I have this formula =OFFSET(Sales!$F$5,A256,0)&" "&OFFSET(Sales!$G$5,A256,0)

which returns results three times instead of once

"428 Secret Mountain Pass
428 Secret Mountain Pass

428 Secret Mountain Pass "

Any ideas as to where the error is in the formula? Thanks

Just based on your results...
It appears that the Col_F cell contains the double phrase separated by a line-feed.

Select that cell and expand the formula bar to see the entire contents.

Does that explain the seemingly odd results?
