copying formulas from rows to columns with 12 columns between them

In my last couple of posts (with the help of this forum) I was able to figure out how to copy formulas from rows to columns and copy columns to rows.

rows to columns
=INDEX(Sheet1!$J$12:$J$30,COLUMNS($O29:O29))

columns to rows
=INDEX(Sheet1!$I$10:$AG$10,ROWS(G$8:G8))

Now, how do I modify the formulas to copy over certain rows to certain columns:

Rows:
Instead of using all the rows ($J1$2:$J$30) I want to start with rows $J$12 and add a cell every 12 rows.

Columns:
Instead of using all the columns ($I$10:$AG$10) I want to start with column $I$10 and add a cell every 12 columns.

I hope this makes sense.

Do you want to return next then J24 or are you wanting J13 with 12 spaces between? The title suggests the latter.
