Auto price increase and rent calculator

Hi Gurus,

I want to calculate the auto price increase calculator based on the initial price and the commencement date. Each year on April 1st the price increases by 2.5%. However, if the commencement date is prior April 1 2017, the rate remains the same as in column B, i.e. the first rent increase in April 1 2017 and each year after that.

I also want to calculate the expected yearly rent based on two prices. For e.g. if the commencement date is 2018-07-01 then the total rent (from July 2018-March 2019 (old rate)) plus (From April 2019 - Dec 2019 (new rate)).
