Returning only if it meets criteria

I know I can use an if statement but I don't like how it returns a "False" if it doesn't meet the criteria. Is there a formula that will only return data if, and only if, it meets certain criteria-- if not, it moves on to the next? I guess what I'm asking for is kinda like a pivot table but I don't really want to use that.

IE-- If I want to find all industrial properties, what formula can I use to make a list-- besides sorting.

I have a list of property types and would like to return all the properties that are industrial in one list, all the retail in another list, etc. Is there a formula that can look up which properties fit the above criteria and return only those from a master list?

    TIA.
