Financial modeling help for internship

Hello!

I am doing an internship in China and have been tasked with preparing a business plan in Excel for an investment in an industrial park that is to be developed. Budget and P/L is needed and I would like to include more.

Does anyone know of any useful templates for this or have any useful advice? I would really appreciate it. Most of the information i can find on financial modeling on the web deals with company financials rather than an investment opportunity.

Well Analytical spread sheets are mostly bespoke to the budget or P/L you are trying to create.. however if you want to explore further on the analysis for your project look at few free corporate reports for various companies which are available if you search on google.. Mostly with a project like this you need to know 2 things

How much does it cost to build the place
How much do we get from renting / selling the units

If I was looking at the plan I would want to know :-

How much do I have to spend to get my first unit, and how long will this take (planning Permits, site prep, utilities etc)

once you have 1 or more units you start to get income you are already at a loss by this time!

I would probably want to see a couple of senarios, build the whole place, build in sections afterall its no good building 50 units and having 49 empty!
