Prorated taxes issue

    Prorated taxes issue

    School taxes run beginning each year on 7/1/09, muni and county taxes run 1/1/09.

    I have a calculation that provides the number of proration days except, depending upon time of year, it will give a negative number. So it's' not helpful.

    =(DAYS360(Data!N2,'Personal Est - Cost to Sell&Buy'!N52))

    I can add 360 to those minus days and get the correct answer but how would I code this to react properly?

    Maybe some examples of entries you made that give good and bad results... and for the bad results... what they should actually be?

    I have attached a small example file. Example.xlsx

    Example 1 shows the result of =(DAYS360(B4,B5))+360 or 450 days this is not correct, of course. (This exhibits the effect of adding 360 to the formula.)

    Example 2 shows the result of =(DAYS360(B4,B5)). This formula gives the correct answer for the settlement date - without the addition of the 360.

    Example 3 shows the same formula =(DAYS360(B4,B5)) used at a different time of year giving, again, an incorrect (minus) number of days. Adding 360 to this calculation would give the correct amount.

    I certainly understand why this is happening but I do not understand the mathematical or logical fix.

    How about?

    =(DAYS360(B4,B5))+IF(B5<B4,360,0)
