VBA required to replace texts

Hi Friends,
i have a code to replace some Text using the below mentioned code, but while changing some addresses, its going wrong..
could someone please help me on this task.
example:

122 Southern street has to be 122 Southern St
but its getting changed wrongly as 122 Sern St

Try to add a space before & after the word & the replacement .. i.e “ South “ and “ S “
