Conditional deleting and copy and pasting

I've got a tricky project going on. I am importing sorting and analyzing real estate properties. The attached file will give you a good idea of what it looks like. Sample.xlsx This is an ongoing project so I have started with a list of all active properties I want to analyze. The next day I import any properties that have had changes to them. Some have gone pending (received an offer), some have had price changes, etc. I end up with several duplicates. Some of which need to be updated and some of which need to be deleted all together.

What I need is a macro to recognize that if column A and B are the same in rows 1 and 2, then cut and paste row 2 columns A through T to row 1 columns A through T. Then do the same for rows 3 and 4 etc. If Column A is not the same and Column B is the same (See rows 5 and 6 in the Sample) then I need it to delete rows 5 and 6, columns A through T.
