Creating Average Rent amounts based on specific criteria pulled from a large data table

Please see attached example. If I have an excel data table that has 40 columns and 50,000 rows of data of locations that receive rent. I am using this data to create a comp list. I would like to create an efficient way to look at the annual rent averages based on specific criteria in a specific order. I have looked at user forms, combo boxes, but I have not yet attempted to move forward. I would like input on the most efficient way to do this.

    Thanks,

    Jake

Based on the spreadsheet I attached, I would have a workbook. One worksheet worksheet would be the data fields I mentioned in the initial thread post. Then, there would be a second worksheet with drop down boxes that would give me the ability to search "Market" then "County" then "Location Street" then "Store Type" then "Average Annual Rent." All of the drop down box options would be based on the criteria that would was selected in the previous drop down box. The "Market" would be the first choice. It is hard to explain because I don't know how to format it.
