rent escalation formula

Hi everyone,

I am working on an excel formula that calculates rent escalation starting mid year. So for example, if a tenant rent is $33.5/sf and tenant area is 27,000 sf with a yearly escalation of 3% with a lease start date of 6/1/2020.

On 6/1/2020= (33.5*27,000)/2=$452,250 i am dividing by two because they started the lease mid way through the year. So, now i need a formula that captures this initial rate up to 5/31/21, then escalates the rent 3% from 6/1/21-/5/31/22, and so on for the next years. Would someone help me with a formula?
