I'd like to return text below a set of characters that repeats after a variable length

Then

I'd like to write a formula that if I place this in a spreadsheet I can output my desired data. The desired data is always under the second set of dotted lines but the garbage between the lines varies by output.

These two formulas will return the row numbers of the first and second occurrences of the hyphens. They are array worksheet functions, so you must press Ctrl Shift Enter after typing.

Can you offset to obtain the data, knowing the row numbers?

Offset will work for the rest of the formula, In the reference portion of the offset formula how do you find the second cell of 10 dashes? I know that there should be a way, and Now I see it's the array! Thank you!
