    Financial Calculator

    Hi,

    Is there a way to create a financial calculator in Excel with the following 5 factors, where if you could solve for any of them by entering the other. AND be able to have uneven cash flows, and balloon payments.

    Factors:
    N: Number of periods (mo, yr.)
    I: Interest
    PV: Present Value
    FV: Future Value
    PM: Payments (mo, yr.)

    For example, it would solve the following problem.
    Invest $100K in a house
    Rent for positive cash flow of $200 a month for 12 months, the $300 for 12 months
    Then spend $5K on repairs in the 14th month.
    Then vacant for a year and sell for $200K

    What is the rate of return on the cash flows?
