I am creating a real estate analysis tool. The length of the analysis period varies depending on the asset (from 12 to 120 months). I need to write a formula that finds the sum of the last twelve months (columns) of income. Any columns beyond the analysis period contain zeros.
Any help would be greatly appreciated. In the attached sample, I would like the formula to look at row 13 add up the last twelve columns before the end of the analysis (AD13:AO13).
