Concatenate cells referencing another tab - How to get rid of 0's in resulting string

I am trying to combine text from multiple cells into one cell. I am referencing cells that reference cells on another tab. I have tried several formulas (see attached) but I have not been able to get rid of the zeros in the resulting string. I know I could reference the original cells, but I would like to find a solution to this without using VBA.
Any help would be appreciated. Thanks.

    Have you tried using SUBSTITUTE?

    Thanks ConneXionLost!
Any thoughts on how I could incorporate a hard return Char(10) in there so that each field will appear on a new line in the resulting cell?

Sorry, I replied too quickly out of excitement. If a cell is blank, then I do not want a new line, so is there a substitute function that would also help me skipping the blanks...
