Select and delete cells containing ONLY a single quote / apostrophe

There are plenty of cells in a sheet I got that contain ONLY a single quote or apostrophe.
These cells are not selected by F5 - Special - Blanks.
Tools - Options - Transition - Transition Navigation Keys does not make a difference either.

I am looking for a way to select them (not manually) and delete them.
Cannot delete rows or columns as this would delete other data.

Yes. Delete contents. The only content is the apostrophe.
Find and replace does not work.

EDIT: There are however other cells that contain either strings or numbers after the apostrophe. Certainly we do not want those deleted.

Go to special<constants<text

all text containing cells will be selcted .then find " or ' and replace with nothing

and by the way if there is only ' in a cell that is not showing there.Only search for " and replace it with nothing

No good. That highlights those cells as well as cells containing e.g ('text) or ('number).
The single quote does not appear in the cell but it does on the formula bar.

Additional info: Cells are formatted as text.

If left so, above code does not work. (I wonder why manually selecting the cell and hit delete, it does)

If cells are formatted general, then above code works and ALSO will convert numbers entered as text e,g ('123) (left aligned) to numbers (123) (right aligned).
