Please see attached spreadsheet. I created this document with an input and output page. Works perfectly, only issue is when I convert this to a .txt file it adds many parenthesis ("). There should never be more than 1 parenthesis by itself. Any situation where there are 2 or 3 I need to get rid of. Anyone know how/why its doing this?!

Hi Scott,
When you have (=""") excel converts that to a single quote mark. Try this … In A5 put (=""") and press enter. See what you get... NOW - click on the Formulas Tab and Evaluate the formula you have in A4. Step through the equation a step at a time and see that you have three quotes in front of SEA... Those three are converted to one because that is how Excel treats three quotes.
