    HYPERLINK Function within a formula

I'm not sure what i'm doing wrong here...

    COL A........................COL B............................COL C
    GOOGLE.........http://www.google.com.............=Len(B1)
    Date.....................nothing here......................=Len(B2)
    0..........................nothing here......................=Len(B3)

    C1 returns a value of 21
    C2 and C3 returns value of 0

I want to devise a formula that conditionally creates a hyperlink based on the values of COL C.

    I've tried this... =IF(C1=0,A1,Hyperlink(B1,A1))
which does create an external hyperlink to google.com with text GOOGLE for Row 1
but... when I apply the same formula to Row 2 and 3, I get hyperlinks to nowhere instead of just the text. Any suggestions?
