Link shows formula and not the value

can anyone explain why this is happening -- I have "File1.xls" and "File2.xls". If I link a cell in File2 to a cell in File1, I'm not getting the value. Instead, the cell just displays the entire link eqn. For example, a cell in File2 shows this --> ='[File1.xls]Sheet1'!A1 instead of the value that can be found in cell A1 in File1.
