I'm trying to get Excel to calculate rent cost based on possible escalating rate. So it's possible that on a 10 year lease, rent goes up annually by 10%.
Rent: $10.00/sq ft
Escalation Type: Annual
Escalation Rate: 10%
Year 1: $10.00/sq ft
Year 2: $11.00/sq ft
Year 3: $12.10/sq ft
.
.
Year 10: $23.58/sq ft
It's also possible that rent goes up annually but doesn't start until a specified length into the 10 year lease.
Rent: $10.00/sq ft
Escalation Type: Annual
Escalation Rate: 10%
Escalation Start: Year 3
Year 1: $10.00/sq ft
Year 2: $10.00/sq ft
Year 3: $11.00/sq ft
Year 4: $12.10/sq ft

Year 10: $17.72/sq ft
Also would like the possibility that the escalation is a flat rate rather than annualized. So rate goes up once but stays that rate through end of 10 year lease.

I've got the annualized formula down. But I need to add the option if it's annual vs Flat rate. See attached sample spreadsheet. You'll see two tables (payment schedules) but I'd like all this to be on just one payment schedule table based on the data inputted in the "Basic Lease Infomation" table. Any help you can provide would be appreciated. Thanks.
