Hi,

How can I produce a formula showing the annualised internal rate of return for the following cash flow:
1/01/2013 investment -1000.00
1/03/2013 investment -200.00
1/05/2013 revenue 50.00
1/09/2013 revenue 1050.00
1/12/2013 revenue 350.00

Attach a sample workbook. Make sure there is just enough data to make it clear what is needed. Include a BEFORE sheet and an AFTER sheet in the workbook if needed to show the process you're trying to complete or automate. Make sure your desired results are demonstrated, mock them up manually if needed. Remember to desensitize the data.

Hi, you could try using =XIRR(cashflows, dates).
